Scope of Work
After discussing the scope of work with you, we begin our research in advance of our inspection appointment, to begin developing a profile of the subject property to be appraised. Upon our visit to the property, we will analyze your home from all angles, completing a full appraisal inspection and detailed feature analysis, taking measurements and photographs, and making many observations. Much time is spent on each appraisal for the research and analysis of specific factors contributing to value. In addition to our data collection, we also welcome your contribution with regards to uniquely specific property or location characteristics you would like to share, or neighborhood comparable property sales that you may be aware of.
The remainder of the appraisal process takes place from our office, where we will complete a focused and intensive study of the data, which forms the basis of our report. Our well organized reports are easy to read and interpret, complete with descriptive commentary, and meaningful conclusions regarding the essential components of your property as related to the current market setting.
Typical appraisal reports are delivered within 2 to 4 business days from the date of inspection; however, we do also offer 24 hour rush services, when the need arises.
We Do More Research and Interpretation
Appraisal Land digs beneath the surface so you are prepared when it comes time to buy or sell a home or investment property, administer an estate, or whatever your valuation needs are. We identify special neighborhood characteristics, we are aware of environmental concerns, we keep eyes open for external impacts, and other value related influences.
We provide more valuable information to you, with the completion of extensive comparable and statistical analysis that is specific to your neighborhood. We do not rely on automated valuation models (AVM's). We record, analyze and report area statistics and organize ongoing studies of market and sub market trends on each appraisal.

What is Included
A variety of reporting options are available to meet the individual needs of our clientele.
Full residential appraisal reports include: Property inspection and report with legal description, neighborhood characteristics, historic market trends, current market conditions analysis, zoning data and compliance, Highest and Best Use analysis, Sales Comparison Approach (AKA "comps"), Cost Approach, and/or Income Approach to value (as applicable), final value reconciliation, digital data maps, building sketch depicting accurate square footage of the home, vivid photographic and aerial imagery, and a signed certification.
Land Appraisal product exhibits may also include: Topographic maps, wetlands mapping, easement and Super Fund site scan, as applicable.
All reporting options are subject to the scope of work, the needs of the intended users and the requirements of the Uniform Standards of Professional Appraisal Practice (USPAP), which is determined on a case-by-case basis.
USPAP is the generally recognized ethical and performance standards for the appraisal profession in the United States. USPAP was adopted by Congress in 1989, and contains standards for all types of appraisal services, including real estate, personal property, business and mass appraisal. Compliance is required for state-licensed and state-certified appraisers involved in federally-related real estate transactions. USPAP is updated every two years so that appraisers have the information they need to deliver unbiased and thoughtful opinions of value (appraisalfoundation.org).
